Your rent is due in advance and by the 28th of each month. On the date you receive your keys, you are due to pay for the month you are starting your tenancy plus the following months rent. The only exception to this is, if you are beginning your tenancy on the 1st of a month; you will be due to pay a full months rent and you are then expected to pay again by the 28th of the month.
What is my rent charge made up from?
Your rent is made up of two parts, actual rent and service charges. You are due to pay both amounts together, the service charge element covers costs related to communal charges, e.g. gardening; close cleaning; communal heating and lighting; maintenance of communal areas; a nominal contribution to common room costs. All service charges are provided to you in an annual service charge statement.
You can pay your rent in several ways and you can choose to pay weekly, fortnightly or monthly.
Ways to pay your rent:
1. Allpay Card
– You can ask your Housing Officer to order you an Allpay Card.
You can make payments with your card at any post office or local shop displaying the yellow pay point sign.
A list of places close to loretto projects where you can make payments with your allpay card is available for download here. allpaylistofvendors.pdf
You can also use your Allpay card to make payments online at www.allpay.net.
2. Direct Debit – this can be set up by contacting your housing officer. A Direct Debit is an instruction to your bank that is managed by Loretto on your behalf. This means when the rent is increased , you will be given 10 days notification in writing and Loretto will have the amount increased for you.
3. Standing order – this is an instruction to your bank to pay a set amount to Loretto. Please note that this is not a direct debit and you have responsibility for ensuring that the order is changed when required.
4. Housing Benefit Rebate – An application form will be completed with you at sign up if you are applying for Housing Benefit and will be submitted to the local authority by us. You must contact the local authority to ensure that your claim is being processed to avoid rent arrears accruing. It is your responsibility to ensure that any further information required by the local authority is provided immediately. As you are responsible for your rent account you must cooperate with the local authority if they require information from you as if your claim is suspended or ended any rent arrears accrued on your account will be your responsibility and you will be pursued for rent arrears owed.
